When your eyes look more tired than you feel
Eyecon Periocular Peel is a targeted professional treatment for suitable fine lines, pigmentation and uneven texture around the delicate eye area.
Perhaps you are regularly asked whether you are tired, even after a full night’s sleep. Concealer may brighten the area temporarily, but it can settle into fine lines or make dry texture look more noticeable.
The difficulty is that “tired-looking eyes” do not have one simple cause.
Dark circles may be related to pigmentation, thin skin, visible blood vessels, genetics, allergies, facial structure or shadowing from a hollow tear trough. Puffiness can result from temporary fluid retention, while more established under-eye bags may be caused by prominent fat pads.
A peel cannot correct every one of these concerns.
Eyecon is most appropriate when surface pigmentation, dullness, fine lines and uneven texture are contributing to the appearance of the eye area. Your consultation allows us to identify what is actually causing your concern before recommending treatment.
Skin Perfection is located on Great Castle Street, moments from Oxford Circus and convenient for Marylebone, Mayfair, Fitzrovia, Soho and the West End.

What is the Eyecon Periocular Peel?
Eyecon is a professional peel protocol designed specifically for suitable skin around the eyes.
The periocular area is thinner and more delicate than many other parts of the face. It should not simply be treated with the same strength or technique used across thicker facial skin.
The Eyecon peel contains a carefully selected combination of exfoliating acids, which may include:
- Azelaic acid
- Salicylic acid
- Lactic acid
- Phytic acid
- Citric acid
These ingredients work in different ways to support controlled surface renewal and improve the visible appearance of suitable pigmentation, dullness and fine lines.
The formulation is applied only within the appropriate treatment area. It is not placed inside the eye, across the lash line or over skin that is irritated, infected or otherwise unsuitable.
Your practitioner will assess your skin, sensitivity and pigmentation risk before deciding whether the Eyecon protocol is appropriate.
What can Eyecon Periocular Peel help improve?
Treatment may be considered when you are concerned about:
- Suitable brown or uneven pigmentation around the eyes
- Dull or tired-looking skin
- Fine lines
- Dry or rough surface texture
- Early visible signs of ageing
- Uneven skin tone
- A loss of visible radiance
- Mild crepey-looking texture
Results vary according to the cause and severity of the concern.
Eyecon cannot guarantee the complete removal of dark circles or wrinkles. A course is usually more appropriate than expecting one appointment to correct a concern that has developed over several years.
Why identifying the cause of dark circles matters
“Dark circles” is a broad description rather than a diagnosis.
Two people may both dislike the darkness beneath their eyes while having completely different underlying causes.
Brown pigmentation
Brown or uneven colour may be caused by melanin, genetics, sun exposure, previous irritation or post-inflammatory pigmentation.
This type may respond to a carefully selected peel and appropriate homecare.
Blue or purple colouring
Blue or purple shadows can be caused by visible blood vessels showing through thin periocular skin.
A superficial peel may improve the skin’s overall condition, but it cannot remove every visible vessel or completely change naturally thin skin.
Tear-trough hollowing
A hollow beneath the eye can cast a shadow, making the area appear dark even when there is little pigmentation.
A peel cannot replace lost volume or alter your bone structure. A different treatment may need to be discussed with an appropriately qualified medical practitioner.
Puffiness and under-eye bags
Temporary puffiness may fluctuate because of sleep, allergies, fluid retention or lifestyle factors.
More established bags can be caused by structural changes and prominent fat pads. A peel cannot remove fat or provide the same result as surgery.
Mixed dark circles
Many people have more than one contributing factor. You might have pigmentation, thin skin and structural shadowing at the same time.
This is why the consultation is so important. Treating the wrong cause leads to disappointing results, however good the product may be.
Can Eyecon treat under-eye bags or drooping eyelids?
Eyecon may improve the surface quality and visible texture of suitable skin around the eyes. It may also help the area look brighter and more refreshed.
It cannot:
- Remove prominent fat pads
- Correct significant loose skin
- lift a genuinely drooping upper eyelid
- Replace lost volume
- Alter the position of the eyelid
- Produce the same result as blepharoplasty
New or one-sided eyelid drooping, visual changes, pain, marked swelling or another unexplained eye symptom should be assessed medically rather than treated cosmetically.
If your concern is mainly structural, we will explain that honestly during your consultation.
How does the Eyecon Periocular Peel work?
The treatment uses controlled chemical exfoliation to encourage the shedding of dull surface cells and support more even-looking skin renewal.
Different ingredients within the formulation contribute different functions.
Lactic acid
Lactic acid is an alpha hydroxy acid that supports surface exfoliation and hydration. It may help improve rough texture, dullness and the appearance of fine lines.
Salicylic acid
Salicylic acid is a beta hydroxy acid used to support controlled exfoliation and improve uneven surface texture.
Because the eye area is delicate, its use must follow the professional protocol and suitability assessment.
Azelaic acid
Azelaic acid is commonly used in cosmetic formulations for uneven tone and visible pigmentation. It may also support skin that is prone to redness.
Phytic acid
Phytic acid has antioxidant and brightening properties and may support a more even-looking complexion.
Citric acid
Citric acid is an alpha hydroxy acid used to support exfoliation and visible brightness.
The strength of the treatment comes from the professional formulation and protocol rather than simply applying a strong acid close to the eyes. Precision matters here.
What happens during an Eyecon appointment?
Your practitioner will begin by examining the area and checking that your skin is suitable to treat that day.
You will be asked about:
- Eye and skin conditions
- Allergies and sensitivities
- Prescription medication
- Recent cosmetic procedures
- Current skincare
- Previous reactions to peels
- Pregnancy or breastfeeding
- Any recent eye surgery or medical treatment
The skin will be gently cleansed and prepared. The eye area will be protected appropriately before the peel is applied to the selected periocular skin.
You may feel mild tingling, warmth or temporary stinging. Your practitioner will monitor the area throughout and remove or neutralise the formulation according to the protocol and your skin’s response.
Suitable finishing products and sun protection will then be applied.
The appointment usually takes around 30 minutes.
Does the Eyecon peel hurt?
Most clients describe the treatment as manageable.
You may feel:
- Tingling
- Gentle warmth
- Mild stinging
- Temporary tightness
The treatment should not cause severe pain. Tell your practitioner immediately if the sensation becomes intense or you experience discomfort in the eye itself.
The product should be applied by a trained practitioner following the professional protocol. This is not a peel to recreate at home with facial acids.
Is there any downtime?
Many clients can return to work and ordinary activities after the appointment.
However, “no downtime” should not be interpreted as a guarantee that the skin will look completely unchanged.
You may experience:
- Temporary redness
- Mild sensitivity
- Tightness
- Dryness
- Light flaking
- Temporary darkening of pigmentation
- Mild swelling
- Itching or irritation
These effects are generally temporary but can remain visible for several days.
Do not pull or scrub flaking skin. The eye area is delicate, and over-exfoliating it after treatment can increase irritation and pigmentation risk.
Plan your first treatment well before a wedding, photoshoot or important event so you know how your skin responds.
How many Eyecon treatments will you need?
A course is normally recommended because pigmentation, fine lines and uneven texture develop gradually and rarely change completely after one appointment.
The existing clinic protocol recommends approximately six treatments, often spaced around two weeks apart.
This should still be personalised.
Some clients may begin with a shorter course, while others may require the full programme and maintenance. The number of treatments will depend on:
- The cause of the concern
- The depth of pigmentation
- Your skin sensitivity
- Your response to the first treatment
- Your homecare
- Sun exposure
- Whether Eyecon forms part of a combined plan
Your practitioner will review your progress rather than promising that six appointments will produce the same result for everyone.
Eyecon preparation and aftercare
Before treatment
You may be asked to:
- Pause retinoids and exfoliating acids around the eyes
- Avoid waxing or other irritating procedures
- Avoid tanning and deliberate sun exposure
- Postpone treatment if the skin is irritated or sunburnt
- Remove contact lenses before treatment if advised
- Tell us about prescription creams, eye drops and medication
- Report recent injectable, laser or surgical procedures
- Avoid using unfamiliar eye products immediately beforehand
- Follow any personalised skin-preparation plan
Do not stop prescribed medication or medicated eye drops without speaking to the professional who prescribed them.
After treatment
Follow the personalised instructions provided by your practitioner.
You will generally need to:
- Avoid rubbing, scratching or picking the area
- Use only approved products around the eyes
- Pause retinoids, acids and exfoliating products
- Avoid heavy eye makeup until advised
- Avoid heat, steam, saunas and strenuous exercise temporarily
- Protect the area from direct sunlight
- Use appropriate broad-spectrum sun protection
- Allow any dryness or flaking to settle naturally
Contact the clinic if you experience marked swelling, blistering, increasing pain, discharge, spreading redness, visual disturbance or irritation affecting the eye itself.
Who may not be suitable for Eyecon?
Treatment may be unsuitable or need to be postponed if you:
- Have an active eye infection
- Have conjunctivitis, a stye or another contagious eye condition
- Have broken, inflamed or infected skin
- Have active periocular dermatitis, eczema or psoriasis
- Have an active cold sore near the treatment area
- Have recently undergone eye surgery
- Have a known allergy to an ingredient
- Have recently used medication that affects healing or skin sensitivity
- Have recently undergone another cosmetic eye treatment
- Have uncontrolled sensitivity or a damaged skin barrier
- Are taking photosensitising medication
- Are pregnant or breastfeeding
This is not a complete list.
Certain eye conditions, unexplained swelling or new changes around the eyes may require assessment by a GP, optometrist or ophthalmologist before cosmetic treatment is considered.
Eyecon Peel or Eyecon with a skin booster?
Eyecon focuses primarily on surface concerns such as suitable pigmentation, dullness, fine lines and uneven texture.
A skin booster treatment works differently. Depending on the product and practitioner, it may involve small injections intended to support hydration and skin quality.
A peel cannot replace lost volume. Equally, an injectable treatment may not be the best answer when surface pigmentation is the main concern.
In suitable clients, these approaches may form part of the same wider treatment plan. That does not mean they must always be performed together or on the same day.
The timing will depend on:
- The product used
- Your skin and medical history
- The main cause of your concern
- Your sensitivity
- Previous treatments
- The expected recovery
Any injectable treatment requires its own consultation, consent and suitability assessment.
Why choose Skin Perfection for the Eyecon Periocular Peel?

At Skin Perfection, you receive:
- An assessment of the likely cause of your concern
- Treatment using a professional periocular peel protocol
- Careful application around a delicate area
- Honest advice about what a peel cannot change
- A personalised course rather than a fixed promise

- Referral for medical assessment when a concern is unsuitable
- Access to other skin-quality treatments where appropriate

If your dark circles are mainly caused by hollowing, visible vessels or prominent fat pads, we will tell you. Selling a peel for the wrong problem wastes your time and money.
