When your eyes make you look more tired than you feel
You can sleep well, drink enough water and still be asked whether you are tired. Under-eye bags and dark circles have a way of changing the expression of the whole face, even when you feel healthy, rested and completely yourself.
Perhaps concealer no longer sits smoothly beneath your eyes. Maybe shadows have become more noticeable in photographs, or the skin looks thinner, darker or more creased than it once did.
The frustrating part is that “tired-looking eyes” can have several different causes. Pigmentation, visible blood vessels, fluid retention, hollowness and changes in skin texture can all create a darker or heavier appearance, but they do not respond to the same treatment.
At Skin Perfection London, we begin by understanding what is creating the concern. We then recommend an appropriate plan, which may include Eyecon Periocular Peel, mesotherapy, selected skin boosters, Dermapen 4 with exosomes, Dermalux LED phototherapy or professional home care.
The goal is not to change the character of your eyes. It is to help the surrounding skin appear brighter, smoother and more refreshed, while remaining honest about what a non-surgical treatment can achieve.

Not every dark circle or under-eye bag is the same
People often use the terms dark circles, eye bags and hollows interchangeably. Yet visually similar concerns can develop for very different reasons.
A dark under-eye area may result from pigmentation within the skin. It may also appear dark because the skin is thin enough for underlying blood vessels to show through, or because a hollow creates a shadow.
Likewise, puffiness may be temporary fluid retention or a more permanent structural change involving the fat beneath the eyes.
This distinction matters. A peel may improve certain pigmentation and surface concerns, but it cannot replace lost volume or remove a protruding fat pad.
What may be causing the appearance beneath your eyes?
Under-eye pigmentation
Brown or grey-brown discolouration may be associated with genetics, sun exposure, hormonal pigmentation, previous inflammation or repeated rubbing.
Pigmentation can be more noticeable in medium and deeper skin tones. Treatment must be selected carefully because irritation may worsen post-inflammatory pigmentation rather than improve it.
Thin or translucent skin
The skin around the eyes is naturally thinner than much of the skin elsewhere on the face.
As collagen, elasticity and hydration change, underlying blood vessels can become more visible. This may create a blue, purple or shadowed appearance that skincare alone cannot always disguise.
Under-eye hollows and tear troughs
Loss of facial volume and changes in bone and soft tissue can create a hollow beneath the eye.
The hollow casts a shadow, which may look like a dark circle even when the skin itself is not significantly pigmented.
A peel or skin-quality treatment may improve the surface of the skin, but it cannot replace substantial lost volume or correct a pronounced structural hollow.
Temporary puffiness and fluid retention
Under-eye puffiness may fluctuate according to:
- Sleep
- Allergies
- Crying
- Dehydration
- Alcohol
- Salt intake
- Hormonal changes
- The position in which you sleep
Temporary puffiness may appear more noticeable in the morning and improve as the day continues.
Structural under-eye bags
Persistent under-eye bags may develop when the tissues supporting the eye area weaken and the underlying fat begins to protrude.
Non-surgical skin treatments may improve the quality of the overlying skin, but they cannot remove a substantial fat pad. Pronounced structural bags may require assessment by an appropriately qualified medical or surgical professional.
Fine lines and crepey texture
Repeated facial movement, sun exposure, dehydration and age-related collagen changes may contribute to fine lines and a crepey appearance.
Improving hydration and supporting skin quality may soften their appearance, although no cosmetic treatment can stop natural movement or prevent every line from returning.
Lifestyle, allergies and irritation
Fatigue may make under-eye concerns look more noticeable, but it is rarely the only possible cause.
Allergies, eczema, contact dermatitis and repeated rubbing can contribute to inflammation and pigmentation. Any active irritation should be addressed before cosmetic treatment is considered.
Why an accurate assessment matters
Two patients may both describe having dark circles but need completely different advice.
One may have surface pigmentation suitable for a carefully selected peel. Another may have translucent skin and visible vessels. A third may have a structural hollow casting a shadow.
If we treat all three concerns as pigmentation, at least two patients are unlikely to receive the improvement they expected.
During your consultation, we will consider:
- Whether the concern is pigmentation, shadowing or vascular in appearance
- The presence of puffiness or structural bags
- Skin thickness and texture
- Fine lines and dehydration
- Your natural skin tone
- Sensitivity, eczema or allergies
- Previous cosmetic treatments
- Current skincare and medication
- What you would realistically like to improve
If the concern is primarily structural and unlikely to respond meaningfully to the treatments we offer, we will explain that honestly.

The most suitable treatment depends on what is producing the appearance.
Eyecon Periocular Peel
Eyecon is a professional treatment developed specifically for the delicate periocular area.
It uses a controlled combination of ingredients to support exfoliation and improve selected concerns involving:
- Under-eye pigmentation
- Dull or uneven-looking skin
- Fine surface lines
- Crepey texture
- A tired-looking eye area
Eyecon may help brighten and refine suitable skin, but it cannot remove a structural eye bag, restore significant lost volume or lift a drooping eyelid.
A course is usually recommended because gradual improvement is more realistic than an instant transformation.
Mesotherapy and skin boosters
A carefully selected mesotherapy or skin-booster formulation may support hydration and skin quality around the eye area.
This may suit selected patients concerned about:
- Dehydrated or crepey-looking skin
- Fine texture
- Early loss of firmness
- A tired or dull appearance
- Selected puffiness or congestion concerns
The formulation, quantity, placement and technique must be appropriate for the delicate treatment area.
Mesotherapy cannot remove a protruding fat pad or permanently correct a tear-trough hollow. Temporary swelling, bruising and sensitivity can also occur.
Dermapen 4 with exosomes
For suitable patients, Dermapen 4 may be used carefully around the outer and lower eye area to support texture, fine lines and general skin quality.
A professionally selected topical exosome formulation may form part of the treatment protocol to support hydration and recovery.
Dermapen is not applied directly to the eye or mobile eyelid, and treatment depth must be adapted to the delicate periocular skin.
This treatment cannot replace lost volume, remove structural bags or reproduce the effect of surgery.
Dermalux LED phototherapy
Dermalux LED phototherapy may be incorporated to support skin recovery and general skin quality.
Red and near-infrared wavelengths are used as part of a non-invasive treatment. LED may complement another eye-area procedure, but it does not remove eye bags or correct structural hollows.
Protective eyewear and the appropriate clinic protocol are essential.
Professional eye-area skincare
Professionally selected eye products may support hydration, pigmentation, fine texture and the skin barrier.
Ingredients and formulations must be chosen carefully because the eye area can become irritated easily. Strong facial products should not automatically be used close to the eyes.
Skincare may improve the condition and appearance of the skin, but it cannot replace volume or remove a structural fat pad.
Which option is right for your concern?
The likely cause provides the starting point:
- Brown pigmentation: Eyecon or carefully selected professional skincare may be considered.
- Fine lines and crepey texture: Eyecon, Dermapen 4 with exosomes or a suitable skin booster may help.
- Dehydrated-looking skin: Mesotherapy, skin boosters or professional home care may provide support.
- Temporary puffiness: Lifestyle factors, allergies and product choices may need consideration before treatment.
- Shadowing from hollowness: Surface treatments may improve skin quality but will not replace significant volume.
- Prominent structural bags: Non-surgical skin treatments are unlikely to remove the underlying fat pad.
Some patients have more than one concern. A personalised plan may therefore combine compatible treatments, but more treatment is not automatically better.
What results can you realistically expect?
Depending on the cause of the concern and treatment selected, you may notice that the eye area appears:
- Brighter
- Smoother
- Better hydrated
- More even in tone
- Less crepey
- Softer around fine surface lines
- More refreshed and less tired-looking
Results develop gradually and vary between patients.
Treatment cannot guarantee the removal of all dark circles. It also cannot remove substantial structural bags, permanently replace lost volume or stop age-related changes.
Sometimes the most valuable outcome of a consultation is learning that the treatment you initially considered is unlikely to address the actual cause.

Look refreshed without changing what makes your eyes yours
Your eyes do not need to look younger, lifted or completely different. Perhaps you simply want the surrounding skin to stop making you look exhausted when you are not.
The first step is understanding whether the concern comes from pigmentation, skin quality, puffiness, hollowness or structure. From there, we can recommend what may help and, just as importantly, what probably will not.
